Australian Housing Market

When you read articles about Australian housing affordability, it is often comparing the single average adult wage to house prices, from generations ago.

The articles generally say something like, ‘a house was worth three times the annual average wage back in the sixties and is now worth 10 times the average wage. This shows housing has become unaffordable.’

You can’t compare the two because back in the sixties it was one wage bidding on real estate.

The state of Australian housing

The days of Dad going off to work, while Mum tends the children are long gone, just like the black and white TVs of that era.

It is now usually at least two incomes bidding on Australian real estate, land price has quickly factored that in. So you can’t compare the two figures.

These days you need to find historical figures for combined household income and compare the two.

When you do that you may find housing affordability hasn’t run away at all, but is simply keeping pace with wages.

Price Declines Slowing, a Surge of Student Migration, Mega Building Projects…Onwards to 2026

In today’s Land Cycle Investor, 2023 is set to be the ‘year of migration’. Net overseas migration is already rocketing back toward record levels, led mostly by students. That trend is only going to be exacerbated further as 40,000 university students scramble to make it back to Australia in time for the new semester. It comes after the Chinese government announced a ‘snap ban’ on recognising online degrees obtained from foreign institutions. I’d go so far as to forecast that we’re on the cusp of another building boom…

Exclusive Interview — War and the Real Estate Cycle with David Murrin

In today’s Land Cycle Investor, we expand on Fred Harrison’s interview last week by looking at the K-Wave — an economic theory that refers to a long-term cycle of boom and bust that occurs roughly every 50–60 years. Plus, watch an exclusive interview with global forecaster David Murrin to find out what he sees ahead in terms of his forecast for a third World War — where to hide and where to store cash at the peak of the K-Wave.

SA and WA, the Two States Bucking the Trend and Where to Invest?

In today’s Land Cycle Investor, CoreLogic’s December dwelling value results show monthly and quarterly home prices have fallen across every market in Australia — except for Western Australia and regional South Australia. Despite the downturn, however, land has been a solid investment for Australians over the past 10 years. And the ‘Big Australia’ policy gives a good indication that it will continue. So, there’s always a way to win in the market if you know what, where, and when to buy. But if you don’t have the knowledge to negotiate effectively, you’ll come unstuck. That’s where Steven van Aperen comes in…

What Is Economic Rent?

In today’s Land Cycle Investor, I respond to a reader’s question about economic rent. Rent-seeking can take on many forms. But undoubtedly, the one that gifts the greatest gains over the cycle always comes from owning the rights to land. And economic rent is the earnings that come from owning land. Learning how to best calculate this will help you understand how the economy works and why we have a property cycle at all. Read on

Selling the Air for Profit?

In today’s Land Cycle Investor, news that owners of Sydney apartment blocks selling their air space for profit begs the question: Is this an ingenious investment idea, or simply another ‘land grab’? More importantly, what do developments like this tell us about the trajectory of Australia’s property cycle? Read on to find out…

Has the Real Estate Market Bottomed?

Preparing for the Crash

In today’s Land Cycle Investor, I share some thoughts on the interview I had with Fred Harrison last week. I asked him a poignant question: Where do you put money at the end of the cycle? Turns out, although the risks cannot be underestimated, I’m not quite as pessimistic as Fred when it comes to the downturn…
